How to Buy Real Estate Remotely in Montenegro: A Step-by-Step Guide
Overview of the Purchase Process
The process of buying property in Montenegro is straightforward and standard. Even if a buyer is unable to travel to the country to complete the transaction, there is a reliable method for purchasing real estate remotely.
Steps for Completing a Remote Purchase
1. Power of Attorney
The buyer can issue a power of attorney through a notary in Russia, a notary in any country, or a Russian consulate. This document should then be sent by mail to the company's manager—your trusted representative—who will translate it into Montenegrin and have it apostilled by a licensed translator.
2. Property Selection
Once the buyer has identified their preferences, the company provides photos and videos of the selected properties. If the buyer has any questions, they can request additional materials or a video tour of the properties.
3. Deposit Transfer
After the buyer has made their choice, a deposit is transferred to reserve the property and remove it from the market. The deposit is sent to the company's (seller's) account and recorded in the purchase agreement.
4. Final Payment
The remaining balance is transferred in the same way as the deposit. Once the full payment is completed, the transaction is considered finalized, and the documents are submitted to the cadastral office for the re-registration of ownership.
Completion of the Transaction
This is how a remote transaction in Montenegro is carried out. The company's representative or your trusted person manages all matters related to the property. The buyer only needs to provide a power of attorney and a copy of their passport.
